500 Festival Community Day: Lap Around the Track for the Folks

The 500 Festival Community Day, put on by American Family Insurance, exists for only one reason: To give you a chance to take a lap around the world-famous Indianapolis Motor Speedway in your own car.

The people of Speedway, greater Indianapolis and all over Indiana, as well as auto racing fans across the United States, have spoken, and now they have a dream come true they can tell their kids about for years to come.

Here’s a very cool video of a lap around the Indianapolis Motor Speedway racetrack from the driver’s unique point of view.

Imagine the thrill of driving that famous oval, where so many other dreams came true during the Indianapolis 500-mile race, the Allstate 400 at the Brickyard and other superstar racing competitions. The Mail Room

This unique antique shop is given over entirely to the collection of racing collectibles. The Mail Room is located only a half mile due west of the Indianapolis Motor Speedway. They have everything from antique signed race helmets to old race toys, belt buckles, decanters, race programs, yearbooks, vintage crew shirts, antique racing toys, driver’s uniforms and used books on the subject of racing. This popular Speedway antique store is definitely worth a look.

Speedway Real Estate Climate July, 2009

We all know that Speedway, Indiana is famous for auto racing. Anyone who has visited Indianapolis during the month of May has felt the buzz in the air from the Indianapolis Motor Speedway. The Speedway real estate market is also interesting. Nestled in Indianapolis’ near Westside are popular, established homes on tree-lined streets. Speedway homes satisfy a niche in today’s market and continue to sell well. With the offer of a $8000 First-time Buyer Tax Credit, there are many buyers hitting the pavement looking for a new home. Should yours be one they consider?

Of course, recent news about our economy in the United States hasn’t been very positive. Sellers are hesitant to list their homes now because of what they are hearing from these reports. To research our state’s current economy as it pertains to home sales, the Indiana Association of REALTORS® listed a study at Indiana Is Home detailing the state of the Indianapolis real estate market and other markets of 98% of all Indiana counties. In general, home sales are still slipping, studying July, 2008 to July, 2009, but reflect a slower rate that previous years. Because of this, sellers are beginning to be a little more confident about considering listing their homes for sale.

There are no shortage of Indianapolis homes for sale and Marion County was about average in its decline with a 6.7% dip, selling 1058 homes in July, 2008 and 987 in July, 2009. On a positive note, home sale prices increased over that year from $96,250 to $100,000, an increase of 3.9%. Statistics look great for Speedway homes specifically. Each July recorded 7 homes sold for the month so sales are holding steady. At present, there are 17 Speedway homes for sale ranging from $95,000 to $190,000. Numbers tell us that nearly half of the homes on the market will find buyers and have a successful closing. This is great news for Speedway homes and their owners.

News like this may entice you to think about selling your home now. If you are interested, contact a selection of REALTORS® and ask them the following questions:

What is the average selling price for homes in my neighborhood? REALTORS® have access to the BLC which lists recent real estate activity. They will be able to send you a comparative report showing how long homes stay on the market on average and median selling prices.

How will you market my home? Ask if your REALTOR® has a marketing plan. Will he be holding open houses for you? Providing a flier box? Printing marketing materials you can leave sitting out in your home for potential buyers? Do they have a website where your home will be listed online or do they advertise in local real estate magazines? Will they help you stage your home so that it presents well?

How well do you know the Speedway area? It’s not important that your Speedway REALTOR® live in the area but are they familiar with this side of town and all the amenities that are close by? It’s also not necessarily important that they have done many transactions in your area rather, look for their willingness to learn and answer your questions. How they correspond with you is most likely the way they will with others as well.

Speedway certainly has much to offer for new buyers. With its close proximity to Indianapolis, it’s a popular location for residents and its real estate market is holding steady.
